Learning from the experiences of others - Waterproofing Contractor True HORROR STORY No. 1

One day last year in the town of Oakville, we were inspecting a client's poured concrete basement in order to provide him with an estimate for the repair of a foundation leak. We encountered a large puddle on the floor and the client was insistent that the water was coming in from between the wall and the floor slab.

We immediately noticed a film on the surface of the puddle. Since the water involved with a basement leak is typically filtered by the soil outside, there should never be a film on the surface of a puddle in the basement; however, a film is usually visible on the surface of sewer water. Additionally, we found no evidence of water infiltration on the foundation wall (mud stains, water stains, efflorescence, mineral deposits ...). This led us to conclude that the leak originated elsewhere.

Water on a basement floor always travels with the slope of the floor to a low point so the location of a puddle doesn't necessarily coincide with the location of a leak. Our investigation led us into a finished room on the other side of an interior wall. Five minutes later, we discovered that the PVC sewer stack was leaking and the water was travelling behind the wall into the room where the puddle was located. The client was astounded that his basement water infiltration problem was the result of a plumbing leak.

Obviously, there was no waterproofing work to be done so we prepared to leave. As we were doing so, the client asked why another waterproofing contractor, who provided an estimate the week before, didn't bother to find the origin of the leak as we did. In fact, the waterproofing contractor in question had given him a waterproofing estimate of $8,000.00 to excavate the wall and replace the weeping tile!
